One of the important steps after you put a purchase contract in on a home here in the Prescott area, or in the Phoenix area, is to have the house inspected to better assess the condition of the home. We are often asked if it is okay for the buyer to attend the home inspection being done by Sonoran Property Inspections. The quick answer is YES, of course you can and should attend if at all possible. If you are not able to attend you may want to see if your real estate agent can attend. But even if that is not possible you will get a detailed report, with photos, along with a summary page at the end of the report that will be very easy to understand. And of course the inspector, Jerry, is available to go over the findings on the phone once the report has been emailed to you and you have had time to review it.
If you do want to attend the home inspection we request that you do not show up until the appointed review time. This is for your own benefit in order to allow the inspector the concentration he needs to do a proper job for you. If you arrive early to review other items with your agent it is important that you do not disrupt the inspection. Once the home inspection is complete the inspector will take as much time as needed to review the findings with you.
Here are the other advantages to being present for the review of the inspection findings:
- The inspector will help educate you on how things in the house work (where the shut offs are located, how to adjust water heaters…). This can provide some peace of mind once you move in.
- You can see any items of concern in person, and pick Jerry’s brain on what it might take to correct the issues. Often the items are not a big deal to fix, but will still have to be mentioned in the report.
- Once you are back inside the home you may think of our questions that you would like to have a discussion about, and with over 30 years of home building and inspecting knowledge Jerry is a great resource for you and your agent.
So give us call when it is time to inspect your new home (usually you have 10 days once under contract), and let us provide you with the peace of mind you want on this major purchase. The cost of the inspection is a very small amount compared to potential savings on the purchase (or in a few cases saving you from getting into a fixer upper when you had no idea it needed that much work). It is important to remember that there is no “pass” or “fail” on these inspections, and the inspector can not tell you if you should or shouldn’t go forward on the purchase. But armed with the FACTS, you and your agent can decide how to proceed.
